Mortgage Protection Insurance in San Mateo
A mortgage does not stop when an income does. We match a life insurance policy to your loan balance, monthly payment and payoff date, so the people you name can keep the property or sell it on their own timeline, not the bank's.

What mortgage protection insurance actually covers
Mortgage protection insurance is life insurance built around one debt. If you die during the policy term, the policy pays a death benefit that can clear the remaining loan or keep the monthly payments going. It is not the private mortgage insurance (PMI) your lender may require. PMI protects the lender if you default. This coverage protects your family.
Most policies are term life, either level (the benefit stays the same) or decreasing (the benefit shrinks roughly as your principal does). We usually point clients toward a level benefit paid to a named person rather than to the lender. That way your spouse or partner decides whether to pay off the loan, keep the low rate and invest the difference, or cover property taxes and insurance too.
Our approach is safety first: the right amount, the right term, and beneficiary paperwork that actually works when it is needed. Loan balances on the Peninsula tend to run high, so getting the size right matters.
What we handle when we set up your policy
Loan-matched sizing
We work from your current statement: unpaid principal, rate, monthly payment and years remaining. Then we add property tax, hazard insurance and any HELOC balance so the coverage reflects what the property really costs to carry.
Level vs. decreasing term
We show both side by side. A decreasing policy costs less, but a level policy leaves extra money once the balance drops, which can cover a refinance gap or other bills.
Beneficiary set-up done carefully
We name primary and contingent beneficiaries and check that the designation lines up with your trust or will. A minor named directly can trigger a court-supervised guardianship, so we flag that before the policy is issued.
Rider review
Some carriers offer waiver of premium, terminal illness acceleration, or return of premium riders. We spell out the purpose of each one and how much it raises your premium, then drop any that do not fit your situation.
Underwriting prep
We tell you whether a policy needs a paramedical exam, lab work or only a health questionnaire, and what records help it move without delays.
When mortgage coverage deserves a look
One income pays the mortgage
If one person's earnings keep the payment current, losing that paycheck can put the property behind within a few billing cycles.
You recently bought or refinanced
A new loan starts a new balance and a new term. A policy sized for the old mortgage may now come up short or run out years early.
Your job provides your only coverage
Employer group life is usually limited to a small multiple of your pay and generally ends when you leave the job. That rarely pays off a Bay Area mortgage.
A second borrower joined the loan
With two borrowers, two people have something at stake. Each may need a policy so the other can keep the property on their own.
Your children rely on staying put
Keeping the same school and neighborhood after a death is far easier when the mortgage is already settled.
How the process runs, start to finish
- 1
Phone conversation
We ask about your loan, income, health basics and who depends on you. No pressure and no paperwork yet.
- 2
Side-by-side options
We compare term lengths, level and decreasing benefits, and riders across carriers, and explain why one fits better than another.
- 3
Application and underwriting
We complete the application with you and schedule any exam at your office or another spot that suits you. Underwriting typically takes a few days to several weeks, depending on the carrier and medical records.
- 4
Policy delivery and check
When the policy is issued, we go through it line by line: benefit amount, term end date, beneficiaries and premium schedule. We confirm everything matches what you applied for.
What sets your premium
The premium reflects how much risk the carrier carries and for how many years. We can't name a price until underwriting is done, but we can show you which factors push it up or down, so the offer holds no surprises.
- Size of the benefit and length of the term
- Covering a bigger balance over 30 years costs more than covering a smaller one over 15. Lining up the term with your payoff date keeps you from paying for extra years.
- Your age and health rating
- The carrier rates you based on age, build, blood pressure, cholesterol and medical history. Buying while you are younger and healthier sets a lower rate for the full term.
- Smoking, vaping and nicotine
- Any nicotine use, including smoking and vaping, generally moves you into a costlier rating class. Many carriers will look again once you have gone without it for a set time.
- Level benefit or decreasing benefit
- A decreasing benefit costs less since the carrier's payout drops each year. A level benefit costs more, but the full original amount stays in place through the end of the term.
- Riders and type of underwriting
- Every rider raises the premium. Simplified-issue policies drop the exam but often cost more than fully underwritten ones.
Common questions about mortgage protection
Something not covered here? (650) 397-7958
Isn't this the same as the PMI my lender charges?
No, each one protects someone different. Lenders often require private mortgage insurance when you put down less than 20%, and it pays the lender if you default. Mortgage protection insurance is a life policy you choose for yourself, and it pays the beneficiary you name when you die.
Is it a good idea to name the lender as beneficiary?
In most cases we suggest naming a person or your trust. That leaves your family free to pay off the loan, keep up the payments or use the money for other bills. Naming the lender leaves them only one choice.
Would ordinary term life work instead?
Frequently, yes. Mortgage protection is generally a term life policy sized to the loan. If you also want to cover lost income or college costs, a wider Term Life Insurance policy can handle both.
What if I refinance or sell the property?
The policy isn't attached to the loan, so it stays active. If your new balance is larger, we can add coverage. If you sell and buy again in Burlingame or Redwood City, the same policy goes on protecting the new mortgage.
Do I need a medical exam?
It depends. Every carrier has its own rules, and the answer changes with your age and the amount of coverage you want. Smaller policies can sometimes be approved from a health questionnaire and a prescription check only. Bigger benefits usually require a short paramedical visit with a blood draw, which we can set up at your office.
